The View: Built Above the Bay

Most sea views in Phuket come with an asterisk — a road cutting beneath the terrace, a neighbouring roofline in the frame, a beach crowd within earshot. Villa Princess Stephanie's position removes the asterisk. The villa stands on the hillside above Kata Noi, facing due west over the bay, and nothing is built between it and the water. The master bedroom occupies the highest point of the house with an uninterrupted panorama of the bay; the 20-metre infinity pool sits below it, its edge dissolving into the same horizon. Every evening the sun sets directly in front of the terrace — not from a shared viewpoint you drive to, but from the chair you happen to be sitting in.

The same elevation that gives the villa its view also gives it its climate. The hillside catches the onshore breeze off the Andaman, and the architecture is built to use it: high ceilings, open terraces, and louvred doors that channel moving air through the living spaces. Even in April and May, the hottest weeks of the Phuket year, the terraces stay comfortable — cicadas in the trees below, frangipani on the air — and the interiors are air-conditioned for the hours when you want stillness instead.

The Architecture: Yin and Yang by Naga Concept

The villa was designed by Naga Concept, the studio behind some of Phuket's most distinctive private houses, and its organising idea is balance. Across more than 800 square metres, every element has a counterweight: the still koi pond at the entrance against the open sea beyond, cool stone interiors against sunlit decks, a darkened cinema room for the heat of the afternoon and a Japanese garden shower open to the sky. Two fully equipped kitchens separate the chef's work from the guests' late-night improvisations.

In practice, this balance means ten guests can live at different rhythms without negotiating. Early risers take coffee on the upper terrace while the pool deck is still quiet; children disappear into the cinema room at midday; dinner gathers everyone back at the long table in front of the view. The villa gives a group both togetherness and escape — which is what a vacation house is actually for.

The Estate: Katamanda

Villa Princess Stephanie sits inside Katamanda, a private estate on the hillside directly above Kata Noi. The estate has a single guarded entrance with 24-hour security, and its quiet lanes are shared by a small number of private villas rather than hotel traffic. A tennis court and a gym are a short stroll from the villa gate. What guests remark on most, though, is the tone of the place: the same estate staff work here year after year, they greet returning families by name, and the atmosphere is closer to a well-run village than an anonymous resort.

The estate is also home to our sister property, Villa Princess Maria — six bedrooms set in 2,000 square metres of level garden. Larger parties take both villas together and have the run of one estate for up to 22 guests.

The Beach and the Neighbourhood: Kata Noi

Kata Noi is a sheltered crescent of fine white sand between granite headlands, 150 metres from the villa, and it has stayed what most Phuket beaches no longer are: quiet. There are no jet-ski operators, no rows of hawkers, no music from beach bars — just a handful of small restaurants beneath the trees at either end of the bay. From November through April the water is calm and swimmable; the rest of the year the bay draws surfers to its gentle break.

The calm is a choice, not a limitation. The Boathouse — Kata's long-standing fine-dining institution — and the clifftop terraces of Kata Rocks are a few minutes away by car, and the restaurants, cafes and shops of Kata centre are a five-minute drive north. Nai Harn beach and the Promthep Cape viewpoint are a short drive south, Phuket Old Town is 20 minutes away, and Phuket International Airport is 45 minutes, with a private transfer included in every booking. You are minutes from everything, and next to none of it.

The two Princess villas share one estate and one standard of service, and differ in character.
