What is the cancellation policy?

All bookings are non-refundable. However, if we are able to secure an alternative tenant for your dates, we will issue a full refund less a 20% administration fee. We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.

Yes, minimum stay requirements vary by season. During low season (May to October), the minimum stay is 3 nights. During high season (November to April), the minimum stay is 5 nights. During peak season, which covers the Christmas and New Year period (approximately December 20 to January 5), the minimum stay is 7 nights.

Up to ten adults across five bedrooms, each with its own ensuite — so there is no morning queue for the bathroom. Extra mattresses can be added to any room at no charge, and baby cots and high chairs are available on request. The living spaces are open-plan enough that ten guests never feel crowded, and there are plenty of quiet corners when you want them.

The shallow end is safe for children, and a removable pool fence can be installed for families with toddlers. The infinity edge drops away to open views across the bay. The ground-floor master suite is fully accessible without stairs and includes a spacious ensuite bathroom. However, the upper bedrooms are accessed via internal staircases. The villa is set on a hillside, and there are some steps in the garden areas. A golf cart transfer is available from the parking area to the villa entrance within the estate.

A driver meets you at Phuket International Airport arrivals with a name board and takes you directly to the villa in a comfortable, air-conditioned vehicle. Bangkok Hospital Phuket and Siriroj Hospital both hold JCI international accreditation and are 20–30 minutes from the villa.
